When buying a property, you pay stamp duty on what is physically at the location at the time of purchase. With an established property, this amount is calculated on the land and house together. However, when building a brand-new investment property, this amount is calculated only on the land – because the house doesn’t exist yet. This means you could be paying thousands of dollars less on your investment upfront, meaning you may be able to enter the market sooner, and with a smaller deposit.
